I always recommend that buyers have an independent buyer's agent to help them with the purchase of a home.  Even, with Omaha New Construction. 

 

Why?  A buyer's agent looks after your best interests. Remember, a buyer's agent fee is generally paid by the seller.  So have an agent in your corner. As your buyer's agent, I will show you homes listed for sale by all OTHER REAL ESTATE companies.  I'll work hard for you!

 

My buyer's marketing plan includes:

• Just Listed Club: I will search daily for new homes hitting the market which meet your specific requirements.

• Preview homes: I will preview homes in your preferred areas and weed out homes that don't fit your expectations

•  MARKET COMPARISONS:  When submitting an offer, I will fully research the value of the property against a list of comparable homes that have sold in the area over the last 6 months.  This ensures you are making a reasonable offer.

• Mortgage financing review:  Review of pre-approval financing to insure underwriting conditions are met and mortgage matches your credit history

• Negotiate with For Sale By Owners:  Review homes value and it is priced correctly and present offers to owners. My fee is negotiated with seller.
